Frequently Asked Questions

When will the sales process begin? How soon can we tour a model?

We plan to release the community June 25th for limited presales! We have started construction and the model and the first phase is anticipated to be completed Sept/Oct 2025.

Are rentals allowed?

There is a 30 day rental minimum for the townhomes at 1809 Live Oak.

What is the construction timeline?

We are anticipating the homes to be completed around Sept/October 2025 however this could change.

Do I have to use an agent or can I work directly with MCKRE? Are there any pricing considerations if an agent is not needed?

You are not required to use an agent and we are happy to assist you. Any price negotiations would have to be determined when submitting an offer.

Do you all finance or do I need to get my own lender?

We do have a preferred lender. Her name is Leslie Nunn and she is with First Point Home Loans – you can learn more about Leslie and reach out to here HERE!

Are there any pricing concessions or incentives the builder will offer?

For the first five townhomes (when using Leslie with First Point Home Loans), the buyer will receive a $5,000 toward closing costs, a refrigerator and blinds for all windows in their townhome! 

What is the price difference for the two floorplans?

The Lookout floor plan will be priced in the 370s (standard) and the Harbour floor plan will be priced in the low 390s (standard). There are several upgrade and a la carte options to choose from which would change the price. 

What are the monthly HOA fees or any other fees in addition to the mortgage/escrow?

  • The HOA monthly fee will be $100.

  • Utilities will include a monthly trash fee through the Town of Beaufort of approximately $24 (subject to change).

Are there any options to customize design choices? 

In addition to choosing between the standard versus upgraded package for your townhome, you can add on any a la carte upgrades.
